Making Home Affordable Program

The current administration has come up with the “Making Home Affordable Program” to help Americans avoid foreclosure by lowering

their payments to manageable amounts. I have seen some cases where it has helped some homeowners avoid foreclosure, you can check out their stories on our website’s blog.

What about the people that submit paper after paper, answer phone call after phone call, and still after months of frustration still have not heard an answer? Why is there not a time period  given to the banks that tells them “you have three months to determine if a homeowner qualifies for this program”. In order to short-sale your home now-a-days you have to have been denied by your bank in the Making Home Affordable Program. How can people sell their houses if they can never get qualified or denied for this program?

Paul and Veronica are clients of mine that live in McHenry County. They bought their house in the end of 2006 during the boom in the market but paid lower for it because it was in foreclosure. They have a two-unit rental unit in their town, which pays for itself and leaves a profit each month, just enough to cover the rental and their own mortgage. Their mortgage is with Wells-Fargo, they have a home equity line with their bank which was used to pay for the rental unit.

Paul was rehabbing houses up until the real estate market went belly up. His wife was working with him but has since started staying home with their kids and babysitting some friends kids to pay the bills. Paul has been doing every side job offered to him, and applying for dozens of jobs hoping to find one. They are barely making ends meet each month. They contacted their bank to apply for the Making Home Affordable Program because they are not making enough money to cover their taxes and payments, not to mention their bills. Wells-Fargo sent out a package, assured them that they didn’t have to have missed payments, just be in danger of it.

This was a year and a half ago. Paul and Veronica have still not heard an answer from Wells-Fargo. Every week since they submitted the paperwork the bank has called and asked them for paperwork, most of which was already given to them in the original package submitted 18 months ago. Each month Wells-Fargo calls them to remind them to make their mortgage payment, which they have done while allowing other bills to fall by the wayside by figuring that a roof over their children’s heads and food in their stomachs is most important. They have been late on some of the payments, but have always ended up coming up with the money.

Is Wells-Fargo stringing them along because they have $130,000.00 in equity in their house after having put $150,000.00 down to buy the house? Or does this process just take more than 18 months to complete? I have had homeowners that have been given an answer with in three months that a mortgage went from $1,500. to $600. I have had homeowners that applied and went through six months of giving and re-giving paperwork only to be told that they bought their house two days after the dead-line. Really? The bank couldn’t have told them that six months sooner, the bank knew exactly when they bought the house, it was on the first page of the paperwork packet.

This program is supposed to help homeowners to avoid foreclosure by adjusting the mortgage to make it affordable. I have seen this program help people. I have also seen this program drag people through mountains of paperwork with no end in sight. Why has there not been a time limit put on the amount of time the banks have to approve or deny an applicant?

Spring Grove, Illinois Neighborhoods

Spring Grove, Illinois was founded by English settlers in the 1830′s. The area was home to the Pottawatomi Indians who named the Nippersink Creek which flows through Spring Grove, but the indians were relocated from the area by the treaty of 1834. The Spring Grove area was home to an agricultural community, and Fred Hatch constructed the first vertical silo in 1873 which greatly helped farming.

The expansion of the railroad to Spring Grove in 1900 helped with the town’s expansion in real estate and was incorporated as a village in 1902. The train station was closed in the 1960′s, and most of the town’s businesses shut down when the station did. Intermatic moved to Spring Grove in the 1960′s from Chicago and helped build the town back up, employing more than 1,000 people. Spring Grove is located in McHenry County, as well as a portion also in Lake County, and just south of the Wisconsin border. There are 3,762 residential addresses in Spring Grove, with 3,469 of them being single family addresses. The post office is located on Westward Drive and contains 293 post office boxes. There are 330 business addresses currently in Spring Grove, but that number will keep rising as the amount of businesses on Route 12 and Spring Grove Road keep increasing. Jewel-Osco was opened, Chase bank, Walgreens, a car wash, as well as restaurants and a fitness center and for a full list of their Business Directory you can visit their website. The Spring Grove Police Station is located off of Meyer Road. There are still many available lots for sale with in Spring Grove, ready for you to build your dream home.

Spring Grove is home to many different neighborhoods, and people from all around are drawn to the rural feel of the one-acre per lot neighborhoods that Spring Grove are known for. While there are not very many apartments in Spring Grove, you can find single family homes to rent, as well as older homes that have been divided into duplexes or apartments.

  • Breezy Lawn Estates is located north of Route 173 and west of Wilmot Road just south of the Wisconsin/Illinois border. The houses in this subdivision are single family homes on large parcels of land. Located inside this subdivision at  11003 W. Riviera is Breezy Lawn Park which offers a playground, basketball court, and open space.
  • Chillems is located east off of State Park Road (East St.) north of Route 12. The neighborhood backs up to the Nippersink Canoe Base County Park.
  • Colemar is located north of Route 12, west of Johnsburg-Wilmot Road, south of Main Street and east of Blivin Street next to the Thomas Memorial County Park in unincorporated Spring Grove. The Nippersink Creek runs through this subdivision just before it runs into the Nippersink Canoe Base County Park. The subdivision contains custom built single family homes, mostly wooded lots that offer privacy.
  • Dubell Park is located in Spring Grove.
  • Edgewater Manor is located in Spring Grove.
  • English Prairie is located south of Route 173, east of Winn Road and west of Richardson Road. This is a subdivision of single family homes.
  • Fieldstone Ridge is located west of Spring Grove Road, south of Route 12 with entrances off of both main roads, but offering a quiet, seemingly away-from-it-all charm. This subdivision offers custom built single family homes on large lots, close to the Spring Grove Jewel-Osco and other shopping.
  • Forest Ridge Estates is located east of Solon Road and south of Route 173, west of Winn Road, but closer to Clark Road near the Washington Cemetery and north of Route 12. This subdivision has single family homes on large lots.
  • Fox Lake Vista is located north of Route 12, east of State Park Road, south of Grass Lake Road and just west of Nippersink Lake. This subdivision offers older single family homes on smaller parcels of land.
  • Fox Woods is located east of Meyer Road and south of Route 12 and east of Wilmot Road. This subdivision offers custom built homes on large parcels of land, is close to shopping and easy commuting with Route 12 just a stone’s throw but without the business of traffic.
  • Green Ridge is located west off of Winn Road, south of Route 173, north of Solon Road. The subdivision is single family homes on large parcels of land and is most easily accessible from Winn Road.
  • Highland Estates is located in Spring Grove.
  • J L Shaws is located in Spring Grove.
  • Kohl Manor is located off of State Park Road, just south of Grass Lake Road. The entrance is off of State Park Road and Kohl Avenue. This subdivision features older homes in a single family neighborhood and backs up to Nippersink Creek.
  • Lotus Woods is located south of Grass Lake Road in between West Lake Shore Drive and West Greenwood Avenue, north of Minneola Bay, Nippersink Lake, and Fox Lake. Lotus Woods subdivision is located in Lake County, and is in Antioch Township.
  • Nippersink Manor is located in Spring Grove.
  • Nippersink Terrace is located off of Route 12 with the entrance at Terrace Lane.
  • North Ridge is located in Spring Grove.
  • Nottingham Woods is located off of Route 12 with the entrance at Sherwood Forest Drive, west of Spring Grove Road. The entrance to this subdivision of single family, custom built homes features large castle tower-like structures that flank either side of the entrance and feature street names such as King’s Lair Drive, Chelmsford Drive, and Oxfordshire Lane.
  • Oak Valley Estates is located west of Winn Road, north of E. Solon Road and Route 12, with the entrance Oak Valley Drive and Monterra Drive. This subdivision is of single family homes on large lots.
  • Oak Valley Hills is located east off of Winn Road with the entrance north of Main Street on West Elk Drive.
  • Oakland is located in Spring Grove.
  • Orchard Bluff Estates is located west of Johnsburg-Wilmot Road, north of Sunset Road, east of Meyer Road and has entrances on East Applewood Lane and West Applewood Lane. This single family subdivision features custom built homes on large lots.
  • Paddock Estates is located west of Johnsburg-Wilmot Road, north of Main Street, east of Blivin Street, and is accessed by Paddock Road.
  • Park View Hills is located in Spring Grove.
  • Pine Meadow is located east of Winn Road, north of Main Street, with entrances from Hidden Trail and Elk Drive. This single family home subdivision is custom built homes on acre lots.
  • Red Oak Estates is located in Spring Grove off of Meyer Road south of Route 12.
  • Spring Dale Trails is located south off of English Prairie Road and Siedschlag Road between Richardson Road and Wilmot Road.
  • Spring Grove Estates is located off of South Solon Road south of Route 12 with entrance at Ridge Road. This single family subdivision is in Richmond Township and next to Nottingham Woods.
  • Spring Meadows is located in Spring Grove.
  • Stone Creek Crossing is located just off of Route 12 and Wilmot Road.
  • Sundial Farms is located north of Main Street, east off of Wilmot Road, south of Route 173. Sundial Farms is a single family subdivision on large lots of land.
  • The Preserve is located in Spring Grove.
  • The Vintage is located off of Wilmot Road, south of Route 173, north of Route 12. This single family home subdivision was built by Eagle Homes.
  • Whitetail Crossing is located north of East Solon Road/Main Street, west off of Winn Road, with the entrance at White Tail Drive. This single family subdivision features large lots and still has lots available.
  • Wilmot Farms is located east of Richardson Road, west of Wilmot Road, north of Main Street, and south of English Prairie Road. The main entrance is Wilmot Farms Drive accessible both off of Richardson Raod and Wilmot Road. This single family subdivision offers both ranch and two-story homes on large lots and a playground and open space park.

Spring Grove has a diverse land division, including residential, commercial, farm, industrial, and forest preserve. Nippersink Creek flows through in a south east direction. Spring Grove is part of Richmond Township, Burton Township, and Antioch Township. There are single family homes for rent in the Spring Grove area, and as the town expands they plan to allow builders to build more diverse housing types, including apartment complexes, town homes, and more single family homes.

Largest Oil Company Boycott in U.S History “Black Sunday the 13th”

Starting Sunday, March 13th, 2011 buy gas at Citgo “ONLY” for 30 days ending April 9th, 2011 … Boycott targeted at oil companies to lower gas prices to a reasonable price.

The blue and red is where Citgo fuel and oil products are sold. The Boycott starts Sunday March 13th, 2011. “Code name” for Boycott is “BLACK SUNDAY THE 13TH” This boycott will last for 30 days. The goal here is to make a statement and lower prices to a reasonable rate. Prices at the stations will fall but you have to continue to not buy gas at any station other than Citgo for this to be effective.  If you own stocks in any oil commodities with any company other than Citgo it is suggested that you dump the stocks Monday March 14th 2011. This is going viral over night. We’re excited the see how powerful “Facebook” really is. This is going to be “HUGE”. So “Post this to all your friends now”!!!!

Why buy at Citgo??? This seems to be the lowest prices and nationwide. Let’s face it  boycotting everyone does not work because of the short term. But long term is a different story. Please post this “BLACK SUNDAY THE 13TH” notice to everyone you know.

Why isn’t my house selling?

There may be one simple reason why your house isn’t selling, or there could be lots of reasons. Working with a good Real Estate Agent is an important thing when selling your house. An honest Realtor who will tell you what you need to do to sell your house is key. An Agent who won’t tell you they won’t list your house for $260,000. when they know it will only sell for $200,000. then you have a problem right from the start.

The goal is to sell the house.

Are you asking too much for your house?

The hardest thing to do when selling your house is to be realistic about the price. I have never had a client underestimate the value of their home. As a Real Estate Broker the hardest thing I have to do is let a client know that their house will never sell for what they paid for it. I have been in their shoes, I know how horrible it feels to get this news…..

Common things I hear are “the house down the street sold for …”. When you decide on the price you will list your house for, it is important to consider what has sold in your area. But the most important thing to consider is houses that are comparable to your house. If the house down the street was a model home it most likely had a lot of upgrades, which is going to make it worth more. A house with all wood flooring, marble counter-tops, a bigger yard, or a finished basement has more appeal, so it is important to figure these things into your asking price. Getting the house priced right the first time is important, letting the house sit on the market makes people wonder if something is wrong with it. The right price will have buyers coming day and night.

Does your house have curb appeal?

Another thing that is important is creating the curb appeal for your house that invites buyers in and makes them think they could live in your house. Having too many pictures of your family and friends around makes it hard for people to picture themselves in your house. When you drive up to your house after being away for a few hours get out of the car and walk the front of your yard. Look around to see what buyers are seeing, walk up to the front door and go through each room with a critical eye. Is there stuff you can live without until you move? If so, get some boxes and pack it up. If you think your front yard is lacking luster rent an edger to go around the side walk and woodchips, and buy a few bags of woodchips to replenish them, trim the bushes.

Would you feel comfortable inviting ANYONE in your house, even the President?

If the answer to this question is no, fix what the problem is. Are there stains on the carpet? An industrial carpet cleaner will be available to rent for the day at a local rental place for under $200. Has your furniture seen better days? Buy some slip covers or buy a can of paint and cover up the problem. Getting rid of too much stuff can be a problem too, an empty room doesn’t always sell either.

Is your Real Estate Agent worth their weight in gold?

If your Real Estate Agent told you anything you wanted to hear at the listing presentation chances are they aren’t worth their weight in gold! It may be difficult to let clients know that their house just isn’t worth what they want to ask, but it has to be done. No one wins if the Agent won’t be open and honest about your house. Who wants to hear that their carpets are dirty, they need to mow their lawn, or that they need to deep clean their house? No one. But a good Real Estate Agent will tell you these things because your house sitting on the market is a waste of everyone’s time.

If your house won’t sell, for whatever reason, it’s a waste of time and money to list it. But every house will sell under the right circumstances. So good luck!
