How to Rent a home
When you decide to rent a home you will have many decisions to make. The renting process starts long before you even begin to look at houses, and can often be frustrating. A real estate agent can be a valuable tool in helping you make decisions and find a home to rent.
Which area will you choose? Deciding on an area to live can make a big difference in the rest of the decisions you will have to make. Are you looking to keep your children in the same school district, or to move closer to your job. If you are looking to keep your children in the same school district we can
set up a search for a house or apartment in your school district, something you could spend hours doing when you call each newspaper listing.
How much can you afford to pay for rent? After you've decided where you want to live you will have to decide if you can afford the rental prices for that area. Remember to also figure in the utility bills, including gas, electric, garbage, sewer and water. Sometimes these may be included in the rent, but usually and especially if you are renting a house, they will not be included.
What type of housing are you looking for? Are you looking for a single family house with a yard to mow, a town house that supplies yard maintenance but also has shared walls, or an apartment. There are many types of homes to choose from with a variety of ups and downs, but only you can decide what will work for you and your family.
How many bedrooms do you need? It's always good to start with a minimum of how many rooms you will need and then if you find something with more rooms that will suit you and that you can afford you will be very happy. Keep in mind that some landlords and state agencies such as Section 8 dictate the amount of people and gender of family members sharing a bedroom.
Do you have pets? While most landlords would happily accept a fish or hampster, not all landlords will allow cats and dogs in a rental house or apartment. If they do accept dogs and cats they may require additional rent or security deposit.

Simply pack up your belongings and the movers come in and move it all for you, no lugging heavy boxes and furniture. Since the first of the month doesn't always fall on a weekend, it's always nice to ask the landlord if you'll be able to have access to the property before the first so you can begin to move in.
Renewing your lease
When you sign the lease for the first time, it's a good idea to look for a section on the annual rent increase, sometimes the cost of living increase. This will let you know if the rent will increase and by how much every year. A common amount is 3% a year increase, since taxes tend to go up every year.
